JLL commemorative live debates trends and opportunities for the future of logistics

With unprecedented growth during the pandemic, the sector gained even more notoriety and was analyzed by leading experts in online events.

While many markets were severely harmed by the COVID-19 pandemic, the logistics sector found in a transformed scenario the opportunity to develop and grow at unprecedented levels. To discuss the challenges and what to expect for the future of the segment, JLL promoted, last Thursday (18), its fourth live commemorating 25 years of presence in Brazil.

Broadcasted on JLL Brasil's social channels (Youtube and Facebook), the event, mediated by CBN journalist Débora Freitas, brought together Ricardo Hirata, JLL Industrial Leasing director, Jerome Jacek, ID Logistics president, and Marcos Vranjac, director of Miebach Consulting Brasil, with the special participation of Fábio Maceira, CEO Brazil of JLL.

“The demand for logistics has been a record. This will be our best year in terms of leasing for the logistics segment, and we are prepared to bring transparent and increasingly qualified information to the market. Definitely, discussions like this are fundamental for us to continue progressing”, commented Fábio Maceira.

During the live, the specialists sought to address several relevant aspects of the logistics segment, from the record growth in demand and absorption, through the types of spaces that have been sought after, the impacts of technology and robotization, in addition to the ESG aspect, a trend increasingly consolidated in recent years.

“We have seen, especially since the beginning of the pandemic, a significant increase in the search for logistical spaces, driven by the way in which people started to shop online, via e-commerce. This scenario made companies that occupy warehouses look for even more efficient places for deliveries, since absorptions were record high, with the lowest vacancy rate in history and the delivery of new stock", analyzed Ricardo Hirata, Industrial Leasing director at JLL.

“We have seen the logistics market, in general, looking for alternatives for this moment when there is a lot of demand and delivery cannot keep up with the same speed. There is a movement of companies leaving the city of São Paulo and looking for more peripheral regions, with lower square meter prices, with spaces that meet the needs in terms of technology, because the market is modernizing", explained Marcos Vranjac, director of Miebach Consulting Brazil.

One of the most prominent topics covered throughout the live was the sustainable issue related to the use of logistical spaces. Jerome Jacek, president of ID Logistics, highlighted how demanding customers are and increasingly want more information about each product's chain of custody, balancing sustainability, fast delivery and all the other factors involved in e-commerce.

“The increased demand for products purchased online impacts the entire operation. We had to innovate in terms of system and interface to integrate orders, but, above all, operational intelligence. One objective change, for example, was the replacement of the invoice with a label with all the product and invoice information to optimize the process. We are working to evolve in all aspects of delivery, from speed to sustainability,” concluded Jacek.
