With postponed pre-leases, Rio de Janeiro presents negative liquid absorption | 1Q 2021

Even with the growth in returns, total gross absorption in the quarter doubled compared to 4Q2020.

The high standardoffice market in Rio de Janeiro ended the first quarter of 2021 with a vacancy rate of 40.6%, according to a First Look study conducted by JLL. The variation is 1 p.p. in relation to the end of last year. 

During the period, there were 11,500 m² of new business, with 44% of gross absorption being carried out by the transport and logistics sector, 17% by digital services and 16% by the telecommunications segment.

The JLL study points out that there are already more than 65 thousand m² of pre-leased areas in Rio de Janeiro through 17 different negotiations. Porto Maravilha should concentrate the largest volume, followed by Centro, Barra da Tijuca and Orla.
