Brussels Office market Q2 2019
All-time high first semester:
- The best H1 in history: take-up of 347,000 sq.m. (+120% YoY), of which 55% in projects.
- Vacant volume falls below 1 million sq.m. for the first time since Q4 2002. Vacancy rate 7.6% vs. 8% previously.
- Prime rent stabilises at the highest ever of €315 / sq.m. / y, record high top quartile at €240 / sq.m. / year.
- Investment volume: €2.4 bn recorded in six months, down 7% from the record 2018. €1.2 bn invested in offices, +7% YoY.
- Prime yields compressed further to 4.15% for a 6/9 lease and long-term lease yields compressed to 3.5%.
