Despite the negative liquid absorption, São Paulo shows signs of recovery | 1Q 2021

The high-standard office market in São Paulo shows signs of recovery in the first quarter of 2021. Even with the increase in vacancy, which reached 24.1%, the First Look carried out by JLL also showed an increase of 104% in the gross absorption in the quarter when compared to the previous one.

The liquid absorption was negative. However, the volume of absorptions rose 20%, reaching 65% in the period. The financial sector was responsible for 37% of new businesses.

The profile of returns recorded in the quarter shows that the majority reduced the occupied area. The regions with the highest returns in the first quarter were Marginal Central (-36.4 thousand m²), Berrini / Chucri (-28.0 thousand m²), Faria Lima (-13.6 thousand m²) and Alphaville (-10 , 7 thousand m²).
