Regions of São Paulo experience atypical moment in the market | 2Q 2020

The office market in Rio de Janeiro reduced absorption rates in the second quarter.

In an atypical and decelerating moment due to the coronavirus pandemic, even with net and gross absorptions having little representation, the rate of availability of high-end offices in Rio de Janeiro has undergone little change, reaching 34.9%. The Center is the region with the highest availability, with 37.2%.

A large part of the returns occurred due to changes in space and is also influenced by aspects that go beyond the pandemic.

Of the occupants in Rio de Janeiro, 9% are from pre-rented spaces, representing 103 thousand m². Following the market standard, the average asking price dropped further, with a 2.9% decrease, reaching R$ 89 / m² / month.
