Logistical condominiums market has year of records of new stock and absorptions | 4Q2022
Average price in the country grew 16% due to the high demand for logistics spaces.
The high-end logistics condominium market ended 2022 with reasons to celebrate. According to the First Look, carried out by JLL, never before had the sector experienced such high numbers and such positive results. 3.1 million m² of new inventory were delivered throughout Brazil and, despite the large volume, there was no impact on vacancy, which remained stable compared to 2021. This is due to the high number of deals carried out.
André Romano, Industrial, Logistics and Data Center manager at JLL, points out that the growth of e-commerce and digital services are some of the reasons that contributed to this scenario. “The incentive policies carried out by some regions or states, as is the case of Minas Gerais, were also fundamental in promoting the market”, he analyzes.
In addition to Minas Gerais, other locations outside the Rio-São Paulo axis stood out. These are the cases of Espírito Santo and Santa Catarina.
What to expect from 2023?
For this year, the forecast is that another 3.3 million m² will be injected into the high-end logistics condominium market. For Romano, this volume and the accommodation of companies should make the vacancy rate rise by up to 2 p.p. “This year, we should see more strategic movements”, he reveals.
