Logistics condominium market continues to show positive indicators | 3Q2023
Projects with green labels increase the value of the Brazilian market, capturing more prices and lower vacancy rates.
The Brazilian market for logistics warehouses has been going through a good period since 2019. In this scenario, one type of project has gained increasing prominence: green buildings. In other words, buildings that meet sustainability criteria and, therefore, achieve performance certifications. According to research carried out by JLL, warehouses that fall under this category have lower vacancy rates and are able to capture a higher price per square meter than others.
While the vacancy rate for regular projects in Brazil is 10.4%, warehouses certified for their sustainable performance have a rate of 5.5%. In São Paulo, which concentrates the largest volume of projects in this modality, this difference is even greater.
Busy quarter
The JLL study also points out that the 3rd quarter of the year was busy, recording important negotiations throughout Brazil. The vacancy rate in the country remained stable, with a slight drop of 0.1 p.p.. 1 million sqm of gross absorption were recorded, in a period characterized by the largest delivery of new stock of the year.
